Introduction to Property Management

The South Carolina Landlord Tenant Act
Study the South Carolina Residential Landlord and Tenant Act: who it covers, key definitions, rental-agreement rules, landlord and tenant duties, access, remedies, abandonment, and retaliatory-conduct limits. After the module, use the Award Compensations study path to lock the money formulas (six buckets + twin traps).
Manager/Owner Relations
Study the law of agency and the parties it creates, an agent's duties to principals and third parties, how agency relationships terminate, prospect screening and credit laws, lease-negotiation concessions, day-to-day tenant relations, and the federal and South Carolina fair housing laws—including the exemptions that limit them.
Additional State and Federal Laws
Study the Americans with Disabilities Act, smoke-detector and vacation-rental rules, Megan's Law, CFC and lead-paint duties, antitrust limits, and South Carolina Real Estate License Law as it applies to property managers—including trust accounting, unlicensed staff, and BIC/PMIC duties.
